When it came out in 2012, it was a pretty solid router. But there wasn't that much for gigabit service at those times. Show So there wasn't the emphasis on wan/lan speed. And many things could slow it down. Before replacing it, I'd try a factory reset and test your speeds with everything in the default configuration. That might get you closer to that 800mbps.
